CITY OF LINO LAKES <br />RESOLUTION NO. 25-13 <br />RESOLUTION APPROVING CONDITIONAL USE PERMIT <br />FOR AUTOMOBILE REPAIR -MAJOR AND MINOR <br />(416 LILAC STREET-BRF ENTERPRISES LLC) <br />WHEREAS, the City received a land use application for a conditional use permit for <br />automobile repair -major and minor ("Development"); and <br />WHEREAS, the January 8, 2025 Planning & Zoning Board Staff Report and the February <br />10, 2025 Council Staff Report provide supporting narrative and documentation for the <br />Development; and <br />WHEREAS, the property is zoned GI, General Industrial and allows for automobile repair - <br />major and minor with an approved conditional use permit; and <br />and <br />WHEREAS, the legal description of the property is Lot 5, Block 1, Lino Industrial Park; <br />WHEREAS, City staff has completed a review of the land use application based on the <br />following plans: <br />• ALTA/NSPS Land Title Survey prepared by E.G. Rud & Sons, Inc. dated October 29, 2024 <br />• Civil Plan Set prepared by Plowe Engineering, Inc. dated December 6, 2024 <br />• Architectural Plan Set prepared by Lampert Architects dated December 5, 2024 <br />• Landscape Plan Set prepared by Lampert Architects dated December 5, 2024 <br />• Photometric Plan prepared by Luma Sales Associates dated December 5, 2024 <br />• Stormwater Drainage Report prepared by Plowe Engineering, Inc. dated December 6, <br />2024 <br />• Soil Borings prepared by Haugo GeoTechnical Services, LLC, dated November 27, 2024; <br />and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on January 8, <br />2025 and the Board recommended approval of a conditional use permit for automobile repair - <br />minor with a 6-0. <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Lino Lakes, Minnesota that: <br />FINDINGS OF FACT <br />Per City Code Section 1007.016(3): <br />
