The proposed outdoor storage development is served by an adequate sanitary sewer system. <br />(g) The proposed development shall not result in the premature expenditures of City <br />funds on capital improvements necessary to accommodate the proposed <br />development. <br />The proposed outdoor storage development does not require City funds. <br />(h) Fire prevention and fighting equipment acceptable to the Board of Fire Underwriters <br />and City Council shall be readily available when any activity involving the handling or <br />storage of flammable or explosive materials is carried on. <br />The proposed outdoor storage development will have fire prevention and fighting equipment <br />readily available. <br />BE IT FURTHER RESOLVED the following specific performance standards of City Code <br />Section 1007.141(9) have also been met: <br />(h) Outdoor storage (not outdoor sales lots) as an accessory use provided that: <br />1. The designated storage area shall comply with all building setbacl< requirements for <br />the district. Outdoor storage is prohibited between the principal structure and any public right- <br />of-way. <br />The outdoor storage area complies with building setback requirements. Outdoor storage is not <br />proposed between the principal structure and any public right-of-way. <br />2. The storage area is landscaped and screened from view of adjacent uses and public <br />rights -of -way via a fence and greenbelt planting strip, in compliance with § 1007.049(6). <br />A new 10ft tall maintenance free screen fence is proposed around the entire perimeter of the <br />outdoor storage area. Shrub cover is provided for 50% of the west and south lot line fencing. <br />3. The entire storage area is fenced and secured in an appropriate manner. <br />A new 10ft tall maintenance free screen fence is proposed around the entire perimeter of the <br />outdoor storage area. <br />4. The storage area is bladdopped, concrete surfaced, or class 5 gravel unless an <br />alternative wear -resistant material is determined by the City Engineer to be suitable to control <br />dust and drainage and is specifically approved by the City Council. <br />The storage area will be surfaced with bituminous pavement. <br />
