Otter Crossing South Preliminary Plat & Aldi Concept Plan Review <br />The owner, CLino, LLC, is proposing a commercial development located on the SE <br />cornerof I-35 and Main Street. Parcel 24-31-22-13-0005 is approximately 27.01 <br />acres with the Aldi site proposing 2.84 acres. <br /> <br />The property is zoned General Business District (GB) and the proposed grocery store <br />is a permitted use under this zoning. <br /> <br />The existing site consists of three parcels totaling 27.01 acres. The site is currently <br />composed of three adjacent parcels, which are zoned General Business. There is one <br />parking lot, wetland areas, and agricultural fields. <br /> <br />Ms. Buchmeier had a question about whether this is the last time we see this site or <br />review it and had concerns for the Blandings turtles. Mr. Hoffman let her know this <br />would be the last time we would see this unless there are more recommendations. <br /> <br />Ms. Holmes had questions about whether there would be impacts to the wetlands <br />on site. Mr. Hoffman stated there will be no impacts to the wetlands on this current <br />site. <br /> <br />Ms. Holmes likes the idea of planting native grasses but worries that the companies <br />won’t maintain the sites and inquired about ordinances the City has in place to make <br />sure they maintain the wetlands and the native plants. <br /> <br />Mr. Hoffman stated the City has more current rules in place requiring developers to <br />maintain vegetation. The City willgo out and make sure they are being maintained. <br />The developers have vegetation management companies now as well to follow up. <br /> <br />Ms. Buchmeier made motion to approvethe staff recommendations. Mr. Parsons <br />seconded the motioned. Motion passed 6-0. <br /> <br /> <br /> <br />7. DISCUSSION ITEMS <br />A.
