2. The City of Lino Lakes shall be added to the final plat as a signatory. <br />3. Standard 10ft wide drainage and utility easements shall be provided along all lot lines. <br />4. Mortgage consents per the title company are required. <br />BE IT FURTHER RESOLVED the following items shall be addressed prior to issuing <br />building permits within the plat: <br />1. All comments from the City Engineer memo dated April 2, 2025. <br />2. All comments from Environmental memo dated March 26, 2025. <br />3. All comments related to fire hydrant locations from Fire Division email dated March 24, <br />2025. <br />4. Recorded copies of the following shall be submitted to the City: <br />a. Ordinance No. 14-24 for 77th street vacation <br />b. Ordinance No. 17-24 for rezoning <br />c. Final Plat <br />d. Development Agreement <br />e. Declaration of Maintenance of Stormwater Facilities <br />f. Shared Driveway and Parking Access Agreements <br />g. Resolution No. 24-13 for Conditional Use Permit <br />5. Copies of the following shall be submitted to the City: <br />a. MPCA SSTS Abandonment Reporting Form for private septic system removal. <br />i. 7675 Lake Drive <br />ii. 7681 Lake Drive <br />iii. 7691 Lake Drive <br />b. MDH Well and Boring Sealing Record for private well removal. <br />i. 7675 Lake Drive <br />ii. 7681 Lake Drive <br />iii. 7691 Lake Drive <br />6. Sheets C201-C203, Site Plans: <br />a. A minimum 5ft wide sidewalk shall be stubbed from Lake Drive to Building C for <br />pedestrian access. <br />5. Sheet C601, Civil Details: <br />a.
