Natures Refuge North Preliminary Plat and Planned Unit Development Plan Submittal <br />o The villa target buyers are older adults who value low maintenance living. It is not viable for <br />an association to maintain a larger lot. <br />• Other public benefits and values as recognized in the city's Comprehensive Plan. <br />o The proposed development will provide a lift station that is able to serve homes in the Stage <br />1 B Planned Service Area as outlined in the City's Comprehensive Plan. <br />We believe the general requirements for a PUD are met in the following ways: <br />• Public or common open space to meet minimum requirements established in the ordinance. The site <br />provides approximately 34 acres of open space. <br />• If PUD includes preservation of natural habitat, those habitats shall be permanently protected through a <br />conservation easement or other legally binding agreement. We have preserved approximately 58% <br />open space within the site in order to preserve natural habitat. We are proposing to deed these <br />outlots to the City as permanent open space to be preserved in perpetuity as public park. If the City <br />elects not to accept the land as parkland, the HOA will own the land. Deed restrictions or restrictive <br />covenants will preserve the land as open space. <br />Homeowners Association Required. The lots will be governed by a homeowner's association (HOA) as <br />further explained below. <br />Recreational open space or trail corridors intended as public parks or public trails shall be dedicated to <br />the city or granted through an easement. <br />o We intend to grant an easement over the public trails once built as was done in Natures <br />Refuge. We will either dedicate the open space to the city or place deed restrictions over the <br />lots. <br />409=»_\Z <br />There are four proposed street connections. One connecting from the south from Natures Refuge via Haywood <br />Drive and connecting to future development to the north, one to the west to Arena Acres, and one to the east <br />for future development. If the City desires, M/I Homes would be open to options to provide connections to <br />Andall Street. <br />The proposed development has a total of 93 60-foot-wide villa lots. The following table compares the <br />proposed standards to the Two Family Residential (R-2) zoning district.
