Reference the City Planner's report for trail and sidewalk detail. <br />Comments: <br />1. There is little to no significant impact on the adjacent streets and intersections dueto <br />the trips expected to be generated by the proposed development. <br />Noted. <br />There is no difference in operations with or without the Andall Street access. The <br />benefits of connecting the development to Andall Street are: <br />a) Improving Fire and Life Safety response to both neighborhoods (providing <br />additional means of access). <br />b) Connectivity of neighborhoods which generally results in a reduction of <br />overall vehicle miles traveled. <br />c) Provides access for the existing neighborhood to sidewalks and trail system. <br />Also, can provide a safer route to/from the school with almost no need to <br />walk/bike on CSAH 14. <br />Noted. Street added. <br />3. It may be beneficial to look into providing a trail extension from the school to <br />Basswood to provide a non -motorized connection to the school completely <br />independent from CSAH 14. <br />Noted. <br />4. The CSAH 14/Wood Duck intersection is expected to operate acceptably during full - <br />build scenarios. In the future the City should consider working with Anoka County to <br />providing exclusive left -turn lanes on CSAH 14. <br />Noted. <br />5. Andall Street should be constructed as a 24 foot wide roadway within the cleared <br />path from the watermain / fire hydrant extension to the Arena Acres Development. <br />The City will consider a sidewalk on one side of the roadway during the final plat <br />review. It is anticipated that approximately 15 trees will be removed with the <br />construction of the watermain and roadway. There will also be wetland impacts that <br />will need to be mitigated. <br />Street has been adjusted. <br />6. Provide a striped crosswalk at the east end of Street C instead of having thetrail <br />cross the road <br />Trail adjusted. Markings to be provided with final plans <br />a. Provide pedestrian crossing and advanced pedestrian crossing signs <br />Pedestrian crossing will be shown with final plans. <br />b.
