Our comments were made on the <br />following documents: <br />o Nelson-Rehbein Parcels - Concept Plan Submittal prepared by Carlson Engineering, <br />U <br />dated March 21, 2025. <br />Z <br />w <br />co The following review comments should be responded to in writing by the applicant. <br />— Engineering <br />0 <br />a <br />°° General <br />co <br />N <br />Nelson-Rehbein development includes approximately 25 acres west of 20t" Avenue (CSAH <br />54), between Red Oak Lane and West Cedar Street. The current conceptual project <br />proposes 38 single family lots and 52 Townhome lots (90 lots total) and associated <br />U) <br />infrastructure. <br />z Grading <br />J <br />a The Nelson-Rehbein development includes site grading for the 90 lots/units as well as <br />extensions of Heritage Avenue, and one other local public street with three private streets <br />Z that are yet to be named. <br />a <br />U) <br />C <br />N Stormwater Management <br />w <br />U) The combined properties, 24.55 acres, primarily surface flow north through an onsite <br />wooded swale or by direct runoff to the west. Runoff drains to a pond/wetland complex to <br />w the north, continuing to flow north via Judicial Ditch 3 into Peltier Lake. There are some <br />Ui <br />additional flows coming from the south via the wooded swale. <br />co <br />The concept plan shows stormwater management features in limited detail. The applicant <br />w will be required to meet City of Lino Lakes' stormwater rules in addition to Rice Creek <br />co Watershed District requirements. <br />
