These comments are based on the <br />following documents: <br />Stockpile Construction Planprepared byStantec,dated December 15, 2022,received <br />December 15, 2022. <br />ALTA/NPS Land Title Survey prepared byLandform, dated December 17, 2021, received <br />December 15, 2022. <br />Regulated Wetlands and Tributaries exhibit prepared by Kjolhaug Environmental <br />Services Company, received December 15, 2022. <br />Applicant to respond to these comments in writingon this word document. Any changes to the <br />plans that are not associated with these comments shall be identified by either a summary in the <br />response or in the plans with a revision cloud or note. <br />Engineering <br />•General <br />The Phelps Road Stockpileprojectproposesto stockpile soilon the parcellocatedat the <br />west end of Phelps Road. The applicant stated that the intent is to bring in sufficient fill to <br />prepare for future industrial development on the site.The sitewill be accessed from Phelps <br />Roadand is adjacent to I-35E. The parcel being utilized for thethree proposedstockpiles is <br />approximately 14.39acres. <br />The proposed stockpileswill be approximately 4.81acres intotalarea, will not exceed a <br />height of 15feet, and be a total of approximately 71,000cubic yards of fill soilbased on the <br />plans. <br />Comments: <br />1.A geotechnical report and a traffic study will be required for any future <br />development of buildings, utilities, etc. <br />•Grading, Erosion Control& Stormwater Management <br /> <br />
