Our comments were made on the following <br />documents: <br />0 <br />U <br />Wilkinson Waters Preliminary Plan and Plat prepared by ISG, dated March 10, 2025. <br />w Wilkinson Waters Stormwater Report prepared by ISG, dated March 20, 2025. <br />m <br />co <br />— The following review comments should be responded to in writing by the applicant. <br />0 <br />a <br />co <br />Engineering <br />co <br />N <br />0General <br />The Wilkinson Waters Development includes 76 acres south of Ash Street/County Road 32, <br />West of Centerville Road/County Road 21 and north of Wilkinson Lake Boulevard, the <br />U) border with the City of North Oaks. The project proposes 56 Townhome units, two (2) 100- <br />unit apartments, one (1) 100-unit senior living facility and 33,000 square feet of commercial <br />retail space. <br />J <br />Q Grading <br />a_ <br />Z The Wilkinson Waters Development includes site grading for the townhomes, apartments, <br />a <br />U) and retail space as well as the connecting roads, driveways, and parking areas. The <br />proposed site grades will raise the site 5 to 10 feet. The proposed site grade and the <br />N addition of building heights will be very high comparatively. It appears that the site <br />w elevations are based on the underground parking and groundwater elevations. <br />_ Comments: <br />1. Site should be designed to better match existing grades. Lowering the site <br />w approximately 5 feet from than what is proposed. The applicant should <br />consider an underground subsurface drainage system. <br />= 2.
