2 <br />•Landscape Plan prepared by Plowe Engineering, Inc. dated July 16, 2024 <br />•Title Commitment <br />•Cost Estimate <br />•Well and Boring Sealing Record <br />•MPCA SSTS Abandonment Reporting Form <br />BACKGROUND <br />On June 10, 2024, the City Council passed Resolution No. 24-69 approving the Linda Avenue <br />Addition preliminary plat. The Council staff report and resolution detail the project’s <br />consistency with the City’s Comprehensive Plan and compliance with the City Code. <br />ANALYSIS <br />The final plat contains the following lots: <br />Parcel Size Purpose <br />Lot 1, Block 1 22,745 sf Residential Lot <br />Lot 2, Block 1 30,608 sf Residential Lot <br />Hodgson Rd ROW 6,453 sf Road right-of-way <br />TOTAL 59,806 sf <br />An additional 27 ft road right-of-way along CSAH 49 (Hodgson Road) is being dedicated on the <br />plat as required. <br />Planning & Zoning Board <br />On May 14, 2025, the Planning and Zoning Board reviewed the Linda Avenue Addition final plat <br />and made the following findings of fact: <br />Per City Code Section 1001.057 Review, Approval or Denial: <br /> (1) The Planning and Zoning Board shall consider the final plat and the Community <br />Development Department shall forward the Planning and Zoning Board recommendations to <br />the City Council. The following requirements shall be met before consideration of the final plat <br />by the Planning and Zoning Board: <br />(a) The final plat shall substantially conform to the approved preliminary plat and phasing <br />plan; <br />The final plat substantially conforms with the preliminary plat. <br />Page 267 of 353
