The site is approximately 14.1 acres and located east of 21st Avenue <br />and north of Main Street. Comments were made on the following documents: <br />•Clearwater Commons – Preliminary Plat submittal prepared Bogart, Pederson & <br />Associates, dated March 7, 2025, received April 14, 2025. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />Engineering <br />•General <br />The Clearwater Commons commercial development proposes to create three (3) current <br />commercial lots with looping access from 21st Avenue North through the site to the private <br />street to the north and outlots the remaining area for future commercial development. A <br />Master plan was provided that laid out an idea of how the remaining outloted areas could be <br />platted in the future. <br />•Grading <br />A grading and drainage plan was provided for the site which included paved areas, curb, <br />and retaining walls for the initial Chipotle site as well as the looping access to the private <br />road to the north. <br />Comments: <br />1.See comments provided on Chipotle Site review memo and plan redlines <br />2.Provide all structure inlet elevations <br />3.Provide EOF elevations, locations and routes for all low points <br />4.Per Anoka County Review <br />a.Internal site grading shall not commence until the requested ACHD <br />Engineering plan approvals are received and the applicable permits can be <br />issued. <br />b.As proposed, the plat will not introduce any new access points onto CSAH <br />14, and the right of access is dedicated to Anoka County in the plat.
