SCENARIO 2 <br />THE PREFERRED SCENARIO - OVERVIEW <br />Maximizing walk-ability with an interconnected approach, scenario <br />2 centralizes higher and medium density housing and commercial <br />development near the Lino Lakes/Blaine border around Main Street <br />and Sunset Avenue, with low-density prioritized on the eastern side <br />of the study area, backing up to existing Lino Lakes housing. <br />Outside of the Planned Residential / Commercial zone, additional <br />consideration was given to keeping a rural feel along both sides <br />of Main Street with an approximate 100’ natural landscape zone <br />separating development. <br />Roadway Network <br />A proposed collector road would serve as a north-south <br />connection from Robinson Drive to Main Street and continue north <br />to Pine Street. Another collector road is anticipated to be built <br />to provide an east-west connection from Robinson Drive to 4th <br />Avenue. Additional neighborhood road connections are expected <br />to be built to link future developments to these main roads. <br />Parks and Trails <br />A portion of the study area is anticipated to be used for city <br />park use, as well as several greenway systems, which allow for a <br />natural resource enhancement/conservation area. The area’s <br />development will feature the construction of a segment of the <br />Central Anoka County Regional Trail along Main Street. Upon <br />completion, the trail will span three cities, extend 14.5 miles, and <br />connect to a wider regional trail system.
