<br /> <br />NARRATIVE: Peltier Ponds - Single-Family & Townhome Residential Community <br /> <br />U.S. Home, LLC, dba Lennar, is pleased to submit this application for a proposed single-family and <br />townhome community composed of 246 homes. <br /> <br />Existing Conditions <br />The property is located on the west side of 20th Ave N (CSAH 54) across from Watermark, east of Peltier <br />Lake Drive, and north of the Centerville city border. The site is 125.02 gross acres (64.32 net developable <br />acres) in size and is currently farmed agricultural land with wetlands and pockets of wooded upland and <br />lowland. The site is currently guided Low Density Residential, Medium Density Residential, and High <br />Density Residential.
