CITY OF LINO LAKES <br />RESOLUTION NO.23-64 <br />RESOLUTION APPROVING UTILITY STAGING AREA AMENDMENT AND <br />WATERMARK 6th ADDITION PUD FINAL PLANXINAL PLAT <br />WH REAS, the City received a land use application for Watermark 6th Addition PUD Final <br />Plan/Final Plat approval hereafter referred to as Development; and <br />WH REAS, City staff completed review of the proposed Development based on the following <br />plans and information: <br />• Cost Estimate Summary prepared by Carlson McCain dated December 16, 2022 <br />• 6th Addition Specification Book prepared by Carlson McCain dated December 9, 2022 <br />• Watermark 6th Addition Final Plat prepared by Carlson McCain <br />• Watermark 6th Addition Sanitary Sewer, Water Main, Storm Sewer and Street <br />Construction Plans prepared by Carlson McCain dated December 9, 2022 <br />• Watermark 6th Addition Site Landscape Plan prepared by Carlson McCain dated <br />December 9, 2022 <br />• Watermark Grading, Development & Erosion Control Plan prepared by Carlson McCain <br />revision date December 14, 2022 <br />• Watermark 6th Addition Home Plans Booklet prepared by Lennar dated May 2, 2023 <br />• Watermark Architectural Standards Matrix; and <br />WH REAS, the City Council the approved the PUD Development Stage Plan/Preliminary Plat <br />with Resolution No. 16-51 on June 13, 2016; and <br />WH REAS, the Planning & Zoning Board reviewed and recommended approval of the <br />Development on June 14, 2023; and <br />WH REAS, the north 150 acres of the Watermark development is located in Utility Staging <br />Area 1B (2025-2030); and <br />WH REAS, a portion of Watermark 5th Addition and Watermark 6th Addition is within this <br />utility staging area; and <br />WH REAS, the 2040 Comprehensive Plan allows a specific development project to occur early <br />in a 10-year staging area prior to the timing indicated on the staging plan based on the following <br />criteria: <br />1. The proposed development must be located within both the current and the next 10-year <br />staging area, or five-year phase, or located adjacent to the current staging area. <br />Page 14 of 46 <br />
