CITY OF LINO LAKES <br />RESOLUTION NO. 25-93 <br />APPROVING ERICKSON PROPERTY UTILITY STAGING AREA AMENDMENT AND <br />PRELIMINARY PLAT <br />WHEREAS, the City received a land use application for Erickson Property Preliminary <br />Plat, hereinafter referred to as "Development", and <br />WHEREAS, City staff has completed a review of the Development based on the following: <br />• ALTA Survey prepared by Landform dated April 29, 2025 <br />• Erickson Property Plan Set prepared by Landform dated May 12, 2025 <br />• Stormwater Management Plan prepared by Landform revision date May 22, 2025 <br />• Geotechnical Exploration Report prepared by Haugo Geotechnical Services dated May 6, <br />2025 <br />• Narrative prepared by Landform dated May 12, 2025; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on June 11, <br />2025 and the Board recommended approval of the Development with conditions; and <br />WHEREAS, the Development and the lot to the north addressed 7598 20t" Avenue is <br />located in Utility Staging Area 1B (2025-2030); and <br />WHEREAS, the Watermark residential development surrounding these two (2) lots is <br />also within Utility Staging Area 1B (2025-2030); and <br />WHEREAS, the 2040 Comprehensive Plan states the following criteria will be used to <br />determine where and when to open up the next 10-year staging area, or five-year phase within <br />a staging area, in accordance with the timing indicated on the staging plan: <br />1. Adequate infrastructure must be available to support development. Appropriate <br />analysis will determine if adequate infrastructure is available and what utility extensions and <br />transportation improvements are required to support new development. If infrastructure is not <br />available and cannot be made available in a timely manner to support expanding into the next <br />10-year staging area or five-year phase within a staging area, the city may refrain from opening <br />up the next staging area, or portions thereof. <br />Adequate infrastructure is available to support development. <br />Page 41 of 46 <br />
