DEVELOPMENT CHARACTERISTICS AND SITE ACCESS <br />The proposed Scenario 2 consists of 1,500 low -density residential units, 900 medium -density residential <br />units, 1,100 high -density residential units, and 62,000 square feet of commercial space. The following major <br />access points are included in the traffic modeling for Scenario 2: <br />• Via "Access A", a right-in/right-out access located along Sunset Avenue south of Main Street. <br />• Via Robinson Drive along Sunset Avenue. <br />• Via Century Trail along Sunset Avenue. <br />• Via "Access B", a right-in/right-out access located along Main Street east of Sunset Avenue. <br />• Via "Access C", a proposed roundabout along Main Street located midway between Sunset Avenue <br />and 41h avenue (and east of Access B). <br />• Via "Access E" (Robinson Drive extension), a proposed full -access intersection along 41h Avenue <br />south of Main Street. <br />• Via "Access F" and "Access G", both of which are proposed full -access intersections along 41h <br />Avenue north of Main Street, with Access G being the farther north of the two. <br />• Via "Access H", a full -access intersection along Pine Street west of 41h Avenue. <br />Northwest Main - Lino Lakes, MN <br />Traffic Impact Analysis I June 2025 <br />Page 175 of 617 <br />
