Planned land use as identified in comprehensive plans (if available) and any <br />other applicable plan for land use, water, or resource management by a local, <br />regional, state, or federal agency. <br />AUAR Guidance: Water -related land use management districts should be delineated <br />on appropriate maps, and the land use restrictions applicable in those districts should <br />be described. If any variances or deviations from these restrictions within the AUAR <br />area are envisioned, this should be discussed. <br />2040 Comprehensive Plan <br />The City of Lino Lake's 2040 Comprehensive Plan was adopted in November 2020 <br />and identifies the study area as low -density residential, medium -density residential, <br />high -density residential, planned residential/commercial, and urban reserve (see <br />Figure 9).16 <br />The plan emphasizes balanced growth, environmental stewardship, and integration <br />of different land uses to enhance the overall living experience in Lino Lakes. A goal <br />defined in the Plan is to "Increase commercial/residential development in appropriate <br />and designated areas in the City of Lino Lakes." The City of Blaine's 2040 <br />Comprehensive Plan identifies the land west of the study area as low -density <br />residential, and the City of Columbus identifies the land north of the study area as <br />rural residential and as a wildlife management area. <br />The Comprehensive Plan identified two new city parks and trails throughout the <br />study area that are anticipated to be built as development occurs to serve future <br />residential areas. <br />Table 6: Lino Lakes 2040 Comprehensive Plan Designations within the AUAR Study Area <br />WFuture Land Use D-Purpose <br />Land guided for residential development with 1.6 <br />Low Density Residential to 3 dwelling units per acre. The city's future <br />residential land use will predominantly be low - <br />density residential. <br />Medium Density Residential <br />Land guided for residential development with 4 to <br />6 dwelling units per acre. <br />High Density Residential <br />Land guided for residential development with 6 to <br />8 units per acre. <br />Land guided for a mix of residential, retail, and <br />office uses to be incorporated within one building, <br />structure, or development. Residential <br />development in these areas may include higher - <br />Planned Residential / Commercial <br />density housing options with densities ranging <br />from 8 to 10 units per acre.
