City Engineer Memo dated August 6, 2025 <br />Memorandum <br />To:Katie Larsen, Lino Lakes City Planner <br />From:Diane Hankee PE, Lino Lakes City Engineer <br />Date:August 6, 2025 <br />Re:Clearwater Commons <br />FinalPlatReview <br />028758-000 <br />WSB reviewed the FinalPlat submittalfor the Clearwater Commonssitein Lino Lakes, MN, <br />st <br />Avenue and <br />received July 11, 2025. The site isapproximately 14.1acres and located east of21 <br />north of Main Street. Comments were made on the following documents: <br />Clearwater Commons – FinalPlat submittalprepared Bogart, Pederson & Associates, <br />dated July 10, 2025, received July 14, 2025. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />BPA (7/7/2025) responses in red. <br />WSB (8/6/2025) responses and new comments in blue. <br />Engineering <br />General <br />The Clearwater Commons commercial development proposesto createthree (3) current <br />st <br />Avenue North through the site to the private <br />commercial lots with looping access from 21 <br />street to the northand outlots the remaining area for future commercial development. A <br />Master plan was provided that laid out an idea of how the remaining outlotted areas could be <br />platted in the future. <br />Grading <br /> <br />A grading and drainage plan was provided for the site which included paved areas, curb, <br />and retaining walls for the initial Chipotle site as well as the looping access to the private <br />road to the north. <br />Comments: <br />1.See comments provided on Chipotle Site review memo and plan redlines <br />BPA (7/7/2025)Redline comments received and reviewed and revisions have <br />been incorporated into revised plans resubmitted. <br />WSB (8/6/2025)Complete <br /> <br /> <br />
