Memorandum <br />To:Katie Larsen, Lino Lakes City Planner <br />From:Kris Keller PE, WSB <br />Diane Hankee PE, Lino Lakes City Engineer <br />Date:September 3, 2025 <br />Re:Hampton Addition <br />Final Plat Review <br />030542-000 <br />WSB’s review of the Final Plat for the Hampton Addition development in Lino Lakes, MN, <br />prepared by Landform and received August 12, 2025. Our comments were made on the following <br />documents: <br />Erickson Property Final Plat prepared by Landform, dated August 11, 2025. <br />Erickson Property Stormwater Management Plan prepared by Landform, dated August 8, <br />2025. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />WSB (6/4/2025) original comments in black <br />Landform (8/11/2025) responses in red. <br />WSB (9/3/2025) responses and new comments in blue. <br />Engineering <br />•General <br />The Erickson Property development is approximately 5 acres which extends a stubbed <br />th <br />street (Osakis Street) from the Watermark (5) Development on the east side of CSAH 54 <br />th <br />(20 Avenue). The current project proposes 14 single family lots and associated <br />infrastructure. <br />•Grading <br />The Erickson Property Development includes site grading for the 14 homes as well as the <br />extension of Osakis Street and driveways. <br />Comments: <br />1.Provide EOF elevations, locations and routes for all low points in the paved and <br />greenspaces. <br />Landform (8/11/2025) Updated - See plans <br />WSB (9/3/2025) Additional locations are needed <br /> <br />
