The Environmental Coordinator <br />will provide separate comments. <br />•Floodplain <br />No floodplain impacts are proposed on site. <br />•Drainage and Utility Easements <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements will be required to be provided over <br />any utilities outside the right of way and any surface water management features <br />Comments: <br />1.Provide additional easement for the temporary cul de sac <br />2.Provide additional easement for drainage from one property to another <br />3.WSB Response (9/3/25) – The D&U easement between lots 1 and 2 of Block 1 must <br />be expanded to 20’ (10’ on either side of parcel line) to accommodate for the <br />proposed storm sewer run. If the proposed storm sewer depth exceeds 10’, this <br />easement may need to be further expanded. <br />Development Agreement <br />A development agreement will be required with the final plat. <br />Grading Agreement <br />Grading agreement not required at this time. <br />•Stormwater Maintenance Agreement <br />Private stormwater facilities will be maintained through a Declaration for Maintenance of <br />Stormwater Facilities.
