The Environmental Coordinator <br />will provide separate comments. <br /> <br />• Floodplain <br /> <br />The Natures Refuge North Addition does not impact the existing floodplain. <br /> <br />• Drainage and Utility Easements <br /> <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements will be required to be provided over <br />any utilities outside the right of way and any surface water management features. <br /> <br />Comments: <br />1. More detailed storm sewer plans must be submitted to sufficiently review required <br />drainage and utility easements over pipes. <br />a. This could potentially impact lot widths of existing parcels <br />Carlson (4/25/2025) Design spreadsheet provided – storm depths verified <br />easements verified. <br />WSB (5/23/2025) Confirm pipe depths from 401-401A and 419-407, <br />grading seems to show pipe depths greater than 10’ between the houses, <br />this would require easement in excess of 10’ to cover excavation at 1:1 <br />slopes out from the pipe alignment.
