2 <br /> <br />On May 12, 2025, the City Council passed Resolution No. 25-61 approving the Natures Refuge <br />PUD Preliminary Plan/Preliminary Plat. The Council staff report and resolution detail the <br />project’s consistency with the City’s Comprehensive Plan and compliance with the City Code. <br /> <br />ANALYSIS <br /> <br />Preliminary Plat <br /> <br />The original preliminary plat contained 93 single family lots and 5 outlots. A condition of <br />preliminary plat approval was that Outlot E be platted as a lot. The preliminary plat was revised <br />and this condition has been met. The total single family lot count is now 94. <br /> <br />Density <br /> <br />Per the City’s 2040 Comprehensive Plan the site is guided for low density residential. <br />This land use provides for housing at densities ranging from 1.6 to 3.0 units per net acre that is <br />served by municipal sewer and water services.
