There are no new lots being <br />created; therefore, there is no new subdivision. Park dedication fees were collected <br />with the Plen Glen plat and no additional fees are required. <br />Site and Building Plan Review <br />The attached Site and Building Plan Review Worksheet was completed for the lot and <br />building to determine zoning code compliance regarding lot sizes, setbacks, <br />architecture, lighting, and off-street parking. In general, the proposed development is <br />compliant with minor revisions as noted. <br /> <br />A conditional use permit (CUP) is required in the GB, General Business District for a <br />motor vehicle sale lot. The CUP conditions will be discussed later in this report. <br /> <br />Site Plan <br /> <br />The lot area is 121,566 sf (2.8 acres). The front lot line is Lake Drive; however, access will <br />be from two (2) driveways along Kelly Street. An existing stormwater basin is located in <br />the southeast and east areas of the site. A new infiltration basin is proposed along Lake <br />Drive. An 8ft tall screen fence is proposed along the east lot line adjacent to the <br />residential lot. <br /> <br />The required setback from residential property is 35ft. The parking lot and lighting poles <br />are 50ft from the east residential lot line which exceeds the requirement. <br /> <br />The building footprint is approximately 8,010 sf and has 37 offices, one (1) garage for <br />parking, and two (2) conference rooms. <br /> <br />Parking Spaces <br />3 <br /> <br />
