The stormwater facilities will be privately maintained and a Declaration for Maintenance <br />of Stormwater Facilities will be required. Both the Rice Creek Watershed District (RCWD) <br />and the City of Lino Lakes shall be parties to the Declaration. <br />Development Agreement <br />A Development Agreement is not required because this is an existing lot of record, not a <br />subdivision. <br />Site Improvement Performance Agreement <br />A Site Improvement Performance Agreement will be required prior to construction. <br />Comprehensive Plan <br />The Lino Lakes Dealership and Offices commercial development is consistent with the <br />goals and policies of the comprehensive plan regarding land use, housing, economic <br />development, transportation, local water management plan, sanitary sewer, water <br />supply and parks, greenway and trails. <br /> <br />Land Use Plan <br /> <br />The 2040 Comprehensive Plan guides the lot for commercial use. Lino Lakes Dealership <br />and Offices is consistent with commercial land use. <br />Housing Plan <br />The goals and policies of Housing Plan are not negatively impacted by the commercial <br />development. <br />Economic Development <br />Lino Lakes Dealership and Offices supportsthe City’s economic development plan. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as <br />possible and to reduce unnecessary traffic. CSAH 23 (Lake Drive) is an A-Minor Arterial <br />Reliever county road. Kelly Street is a local road.
