(g)The proposed development shall not result in the premature <br />expenditures of City funds on capital improvements necessary to accommodate the <br />proposed development. <br />The proposed motor vehicle sales lot does not require City funds. <br />(h)Fire prevention and fighting equipment acceptable to the Board of Fire <br />Underwriters and City Council shall be readily available when any activity involving the <br />handling or storage of flammable or explosive materials is carried on. <br />The proposed motor vehicle sales lot will have fire prevention and fighting equipment <br />readily available. <br />Specific Conditional Use Permit (CUP) Requirements <br />In addition to the above administrative requirements of a conditional use permit, the <br />following specific performance standards of City Code Section 1007.132(8)must also be <br />met: <br /> (h) Motor vehicle sales lot provided that: <br /> <br /> 1. Outside sales areas are fenced or screened from view of neighboring residential <br />uses or an abutting residential district in compliance with § 1007.049. <br />An 8ft tall screen fence and landscaping will be installed along the east side of the <br />parking lot abutting the residential district. <br />2.Outside services and sales are associated with a principal building of at least <br />1,000 square feet of floor area. <br /> <br />The principal building footprint is 8,010 sf gross and 7,209 sf floor area. <br /> <br /> 3. The entire sales lot and off-street parking area is paved. <br /> <br />The entire sales lot and off-street parking area is paved. <br /> <br /> 4. Parking for customers and employees must be provided in compliance with <br />§ 1007.052(6). <br />The commercial building is a combinationof office space and motor vehicle sales lot <br />uses.The proposed 120 parking spaces is compliant for customer and employee <br />parking. <br />12 <br /> <br />
