The final plat substantially conforms to the approved preliminary plot and phasing plan. <br />(b) For plats that consist solely of individual single family residential lots, final plat <br />applications for subsequent phases shall not be approved until building permits have <br />been issued for 40% of lots in the preceding phase. This division applies only when the <br />preceding phase consists of 40 or more lots. <br />Not applicable. This is a three (3) lot commercial subdivision and will be platted in one (1) <br />phase. <br />(c) City attorney approval of the status of title/property ownership related to the final plat. <br />The City attorney approved the status of the title/property ownership related to the final <br />plat. <br />(d) Completed development contract. <br />A Development Agreement has been completed and shall be executed. <br />(e) Conditions attached to approval of the preliminary plat shall be fulfilled or secured by <br />the development agreement, as appropriate; and <br />The conditions of the preliminary plat have been substantially fulfilled. Declaration and/or agreements and exhibits shall be recorded detailing private <br />maintenance responsibilities include the driveways, landscaped parking lot medians, <br />island landscaping, lighting, and other related appurtenances. <br />BE IT FURTHER RESOLVED the following items shall be addressed prior to release of the <br />final plat mylars: <br />1. All comments from the City Engineer memo related to the final plat dated August 6, <br />2025. <br />
