2 <br /> <br />Original Preliminary Plat and Final Plat <br /> <br />On November 8, 2021, the City Council passed Resolution No. 21-114 approving the preliminary <br />plat for Lake Amelia Woods. The preliminary plat is a four (4) lot, 10 acre rural subdivision east <br />of Amelia Lake. <br /> <br />On June 27, 2022, the City Council passed Resolution No. 22-18 approving the final plat for <br />those four (4) lots. <br /> <br />ANALYSIS <br /> <br />Zoning <br /> <br />The lots are zoned R-X, Rural Executive. One single family detached dwelling is allowed per 10 <br />acre parcel. <br /> <br />Current Zoning R-X, Rural Executive <br />Current Land Use Vacant Rural Residential <br />2040 Land Use Plan Urban Reserve <br />Utility Staging Area Post 2040 <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The amended preliminary plat application is consistent with the comprehensive plan for urban <br />reserve development and zoning code requirements for R-X, Rural Executive. <br /> <br />Blocks and Lots <br /> <br />The original and amended preliminary plat contain four, 10 acre lots. There are no changes to <br />the lot lines, lot sizes, or number of lots. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Per City Code Section 1001.041, part of the preliminary plat application is the preliminary, <br />grading, drainage and erosion control plan. This grading plan is reviewed and approved as part <br />of the preliminary plat process. Any significant change to the approved grading plan requires a <br />preliminary plat amendment. <br /> <br />Page 68 of 145
