4 <br /> <br />A single family house is currently being constructed on Lot 3, Block 1, Lake Amelia Woods (6175 <br />20th Avenue) by the applicant as a spec home. A certificate of occupancy will not be issued until <br />the final plat has been approved by City Council and recorded and any required plan or permit <br />revisions have been made. <br /> <br />Additional Government Agency Review Comments <br /> <br />Anoka County Highway Department provided comments in their August 25, 2025 letter. <br /> <br />Agreements <br /> <br />Stormwater Maintenance Agreement <br /> <br />A stormwater maintenance agreement is not required since a stormwater management plan is <br />not required per City Code Chapter 1010. <br /> <br />Final Plat and Development Agreement <br /> <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. A <br />Development Agreement may be required by the City as part of the final plat application. <br /> <br /> Planning & Zoning Board <br /> <br />The Planning & Zoning Board held a public hearing on September 10, 2025. There were no <br />public comments. The Board recommended approval with a 7-0 vote. <br /> <br />Findings of Fact <br /> <br />Resolution No. 25-141 details the findings of fact for the Lake Amelia Woods preliminary plat <br />amendment. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends approval of the Lake Amelia Woods preliminary plat amendment. <br /> <br />ATTACHMENTS <br /> <br />1.
