(b) For plats that consist solely of individual single family residential lots, final plat <br />applications for subsequent phases shall not be approved until building permits have <br />been issued for 40% of lots in the preceding phase. This division applies only when the <br />preceding phase consists of 40 or more lots. <br />Not applicable. This is a 4 lot rural residential subdivision that will be platted in one phase. <br />(c) City attorney approval of the status of title/property ownership related to the final plat. <br />The City Attorney reviewed the title commitment and final plat and had no concerns. <br />(d) Completed development contract. <br />A Development Agreement for the Second Addition is not required. The original Lake Amelia <br />Woods Development Agreement remains in effect and securities are in place. <br />(e) Conditions attached to approval of the preliminary plat shall be fulfilled or secured by <br />the development agreement, as appropriate; and <br />The conditions of the preliminary plat have been substantially fulfilled. Securities were <br />collected with the Lake Amelia Woods Development Agreement. <br />(f) All fees, charges and escrow related to the preliminary or final plat shall be paid in full. <br />All fees, charges and escrow related to the preliminary or final plat shall be paid in full prior <br />to release of the final plat mylars. <br />BE IT FURTHER RESOLVED the Lake Amelia Woods Second Addition final plat is <br />approved subject to the following conditions: <br />1. The original Lake Amelia Woods Development Agreement remains in effect and <br />securities are in place. <br />2. Certificate of occupancies will not be issued for Lots 1-4, Block 1, Lake Amelia Woods <br />until the final plat has been approved by City Council and recorded and any required <br />plan or permit revisions have been made. <br />Adopted by the City Council of the City of Lino Lakes this 24th day of November, 2025. <br />
