(e) The proposed development shall be served with adequate and safe water <br />supply. <br />The proposed motor vehicle sales lot will have an adequate and safe water supply. <br />(f) The proposed development shall be served with an adequate or safe sanitary <br />sewer system. <br />The proposed motor vehicle sales lot will be served with an adequate waste disposal system. <br />(g) The proposed development shall not result in the premature expenditures of <br />City funds on capital improvements necessary to accommodate the proposed development. <br />The proposed motor vehicle sales lot does not require City funds. <br />(h) Fire prevention and fighting equipment acceptable to the Board of Fire <br />Underwriters and City Council shall be readily available when any activity involving the handling <br />or storage of flammable or explosive materials is carried on. <br />The proposed motor vehicle sales lot will have fire prevention and fighting equipment readily <br />available. <br />BE IT FURTHER RESOLVED the following specific performance standards of City Code <br />Section 1007.132(8) have also been met: <br />(h) Motor vehicle sales lot provided that: <br />1. Outside sales areas are fenced or screened from view of neighboring residential uses or <br />an abutting residential district in compliance with § 1007.049. <br />An 8ft tall screen fence and landscaping will be installed along the east side of the parking lot <br />abutting the residential district. <br />2. Outside services and sales are associated with a principal building of at least 1,000 <br />square feet of floor area. <br />The principal building footprint is 8,410 sf gross and 7,569 sf floor area. <br />3.
