<br />ANALYSIS <br />History <br />In November 2024, the applicant submitted a PUD Concept Plan for advisory board and <br />Council input for a 262 housing unit development. <br />In June 2025, the applicant submitted a PUD Preliminary Plan/Preliminary plat that had <br />246 housing units. The Planning & Zoning Board opened and continued the public <br />hearing while the applicant revised the plans to address comments and meet density <br />requirements. <br />In November 2025, the applicant submitted revised plans. <br />Current Proposal <br />Peltier Ponds will consist of single-family homes and townhomes with a similar variety <br />to those built in Watermark. The total number of housing units is 282.
