Impervious Surface Coverage <br />Per City Code Section 1102.07(1)4, the impervious surface coverage of single family lots <br />in the shoreland district must not exceed 30%. Single family lots outside the shoreland <br />district are allowed up to 65% maximum impervious surface. <br />Per City Code Section 1102.13(4) of the Shoreland PUD ordinance: <br /> (e) Erosion control and stormwater management. Erosion control and stormwater <br />management plans must be developed and the PUD must: <br /> 2. Be designed and constructed to effectively manage reasonably expected <br />quantities and qualities of stormwater runoff. Impervious surface coverage must not <br />exceed 35% with an approved stormwater management plan and consistency with <br />§ 1102.09. <br />The project will be developed with an approved stormwater management plan. The <br />applicant demonstrated that if the maximum impervious surface for each single family <br />lot in the development is 48%, the overall site impervious is 27.9%. This would meet <br />35% Shoreland PUD requirement. <br />The DNR was supportive of this approach and the 48% single lot max impervious <br />coverage. <br />Building Design Standards and Other Performance Standards <br />City Code Section 1007.043 details minimum residential building design standard <br />requirements. The conventional residential zoning districts also provide addition <br />requirements. <br />Single Family-80ft wide lots <br />All single family dwelling detached dwellings shall the minimum zoning ordinance <br />requirements of City Code Section 1007.043(2)(a) and City Code Section 1007.110 (R-1, <br />Single Family Residential District). <br />There are 22 different house products proposed. <br />Single Family-65ft wide lots <br />The applicant is requesting PUD flexibility from the following building requirements of <br />City Code Section 1007.112 (R-2, Two Family Residential): <br />10 <br /> <br />
