4. Building Setbacks. (The greater of the following:) <br />a. From Streets (Principal and Accessory Buildings). <br />1) Local Street. Thirty (30) Twenty-five (25) feet. <br />2) Collector or Arterial Street. Forty (40) feet. <br />b. Rear Yard. <br />1) Principal Building. Thirty (30) Twenty-five (25) feet. <br />2) Accessory Building. Five (5) feet. <br />c. Side Yard. <br />1) Principal Building. Ten (10) feet. <br />2) Accessory Building. Five (5) feet. <br />d. Zero Lot Line. Side yard setback requirements shall not be applied <br />to a common wall of a two family dwelling unit. <br />5. Buffer. Where a side or rear lot line abuts a collector or arterial street a <br />fifteen (15) foot wide buffer shall be provided in accordance with Section <br />3.Subdivision 4.Q. <br />C. Impervious Surface Coverage Area. The impervious surface of the property <br />shall not exceed forty percent (40%) in a Low Density Residential land use area, or <br />fifty percent (50%) in a Medium Density Residential land use area. In no event shall <br />more than sixty five (65) percent of the lot area resulting in less than thirty five (35) <br />percent pervious landscaped area. <br />D. Building Design Standards. <br />1.
