AGENDA ITEM 6.B. <br />STAFF ORIGINATOR: Paul Bengtson <br />CC MEETING DATE: March 14, 2005 <br />TOPIC: Resolution Number 05 -30 <br />Final Plat <br />Turnberry Crossing (Formerly Marshan Townhomes 2 "d Addition) <br />ACTION REQUIRED: 3/5 vote <br />BACKGROUND <br />Hokanson Development has requested approval of a single family residential development called <br />Turnberry Crossing. The subject property consists of 4.05 acres and will be platted into 23 <br />townhome units and one outlot. <br />The final plat conforms to the approved preliminary plat layout as approved by the City Council <br />on September 13, 2004. The title commitments, final plat, and association by -laws have been <br />forwarded to the City Attorney for review, and are acceptable. The applicant submitted revised <br />plans on February 28, 2005. Those plans are still currently under review by the City Engineer. <br />Additional right -of -way for Lake Drive is being dedicated as required. The applicant has <br />submitted the revised design to the Rice Creek Watershed District as required by condition <br />number 10 of the Preliminary Plat. The applicant has added right of access dedication to Anoka <br />County, and the easement for the drive on the north side of the property has been reviewed by <br />the City Attorney and is acceptable. All other conditions of approval will be met during building <br />permit review of the subdivision, and the development contract between the applicant and the <br />city. <br />OPTIONS <br />1. Approve Resolution Number 05 -30 for the final plat of Turnberry Crossing. <br />2. Deny Resolution Number 05 -30 for the final plat of Turnberry Crossing. <br />3.
