STAFF ORIGINATOR: Paul Bengtson CC MEETING DATE: March 14, 2005 TOPIC: Resolution Number 05 -30 Final Plat Turnberry Crossing (Formerly Marshan Townhomes 2 "d Addition) ACTION REQUIRED: 3/5 vote BACKGROUND Hokanson Development has requested approval of a single family residential development called Turnberry Crossing. The subject property consists of 4.05 acres and will be platted into 23 townhome units and one outlot. The final plat conforms to the approved preliminary plat layout as approved by the City Council on September 13, 2004. The title commitments, final plat, and association by -laws have been forwarded to the City Attorney for review, and are acceptable. The applicant submitted revised plans on February 28, 2005. Those plans are still currently under review by the City Engineer. Additional right -of -way for Lake Drive is being dedicated as required. The applicant has submitted the revised design to the Rice Creek Watershed District as required by condition number 10 of the Preliminary Plat. The applicant has added right of access dedication to Anoka County, and the easement for the drive on the north side of the property has been reviewed by the City Attorney and is acceptable. All other conditions of approval will be met during building permit review of the subdivision, and the development contract between the applicant and the city. OPTIONS 1. Approve Resolution Number 05 -30 for the final plat of Turnberry Crossing. 2. Deny Resolution Number 05 -30 for the final plat of Turnberry Crossing. 3. Return to staff with direction. RECOMMENDATION Option 1 ATTACHMENTS 1. City Engineer's memorandum dated February 2, 2005. 2. Final Plat submitted February 28, 2005.
