No. 13265 -032 <br />Routing: <br />The proposed Marshan Meadows development is located on just over 11 acres of property along the east side <br />of Lake Drive (CSAH 23) across from newly constructed Marshan Lake Court, and just south of Marshan <br />Lane. The proposed development provides for the construction of 18 single family residential units. <br />Previous reviews dated March 2, 2005 and January 4, 2005 have been provided. Recently, the following <br />additional documents have been received: <br />1. Full and half -size copies of the Preliminary Plan Set (Sheets T1, Cl-C.7.,) dated April 4, 2005. <br />_txecutive Summary <br />1. The proposed development shall be subject to the review and approval of Anoka County, including <br />to, but not limited to the following: <br />a) The applicant must attain a penniit from the County for the proposed street access as shown. <br />It is expected that the County will require at least some modifications and/or adjustments to <br />Lake Drive (widening, turn lanes, etc.). These modifications (including construction details) <br />shall be shown on the plans accordingly. <br />b) The property may also be subject to any further right of way requirements of the County. The <br />plan appears to provide for the County's typical requirement of providing 120 feet of right of <br />way (60 feet each side of centerline) by providing 20 feet of additional dedication. In <br />addition, it is anticipated that a traffic signal may eventually be needed at the street access <br />intersection area, and the new street itself. <br />c) Any work within the County right of way shall require a permit as required by Anoka County. <br />2. A temporary cul -de -sac must be constructed on the south end of the project. Both the north and south <br />ends of the project must be signed "future street extension" per City requirements. <br />3. A Ghost Plat must be provided to show the road shift and lot splits to the south. The individual streets <br />on the plans should also be identified or given names. <br />4. The utility plans must provide additional detail prior to approval for construction.
