The application submitted includes a Conditional Use Permit to allow a <br />Planned Unit Development, a Development Stage Plan/Preliminary Plat, and fnial plat. <br />The Conditional Use Permit for a Planned Unit Development is being requested to allow the clinic to locate a <br />portion of the addition closer to the right -of -way than would be allowed in the Limited Business zoning district. <br />This will be more in keeping with the spirit and intent of the development standards for the Legacy at Wood's <br />Edge project that will be constructed on the other side of the street from the subject property. <br />The City of Lino Lakes has worked out an agreement to sell a portion of the property to the north to the <br />applicant to allow this expansion. The rest of that city owned parcel (Outlot A) will then be used as right-of- <br />Way for the realignment of the on -ramp of northbound Interstate 35W.
