Light Industrial <br />The Apollo Business Park on 35W is a light industrial park initiated by the city when it <br />purchased 36 acres of undeveloped area in 1990. Light industrial development includes <br />office /warehouse, manufacturing, and wholesale distribution facilities. <br />The light industrial business park called Clearwater Creek Development Center, located <br />on 35E, has three new businesses since 1995. This park has tremendous potential for <br />future industrial business development. <br />The new Marshan Industrial Park on Lake Drive began development in 2003. This park <br />provides additional potential for new light industrial business in Lino Lakes. Panattoni <br />Development constructed a distribution facility in 2004, and Schwan's Food Service will <br />be completing a new facility in 2005. <br />Commercial <br />In recent years the city has turned its focus to the development of commercial business <br />in the Town Center in Lino Lakes. Commercial development refers to any nonindustrial <br />development that is taxed at a C/I tax rate, i.e., professional offices, service businesses, <br />entertainment, and retail. Retail development refers to that which provides consumer <br />goods at retail prices. With population growth, the city is beginning to attract commercial <br />developers to the commercial areas on 35W and 35E. <br />The Town Center on 35W is the primary commercial area that has been designated as <br />the future "downtown" Lino Lakes. Extensive planning since 1995, plus the city's <br />purchase of land within one quadrant of the Town Center, has provided the momentum <br />for development. Based on a concept of Traditional Neighborhood Development, the <br />emphasis is on high density, mixed use that responds to pedestrians as well as the <br />automobile. This "Main Street" concept has been gaining acceptance throughout the <br />country as an alternative to standard suburban development catering to big box retail <br />and oriented to the automobile. To date, SuperTarget, Kohl's, two 14,000 sq. ft. multi - <br />tenant buildings, two banks, two clinics, a convenience store /gas station, the Lino Lakes <br />Civic Complex, McDonald's. DQ, and Discount Tire have developed in the Town <br />Center. An additional 14,000 sq. ft of multi- tenant retail is slated for construction in <br />2005. <br />Hartford Group has assembled the land and is acting as master developer of Legacy at <br />Woods Edge, based on the city's plan for development of the "Village" site in the <br />southeast quadrant of the interchange. This mixed -use development could potentially <br />generate up to $150,000,000 in market value over time. In addition, a YMCA will begin <br />construction in 2005. <br />The 35E corridor is attracting significant development interest. The city has undertaken <br />a major environmental review of the corridor called an Alternative Urban Areawide <br />Review. A development partnership has optioned the 362 -acre Rehbein property <br />northwest of 35E /Cty 14 for a master planned development of significant proportion. <br />2 <br />
