Planning & Zoning Board <br />December 10, 2025 <br />Page 4 <br />Mr. Metzer stated they are already in contact with the existing homeowners and are <br />working on the driveway concerns. <br />Chair Root wanted to address concerns from the neighborhood meeting and how they <br />plan to address those concerns. Mr. Metzer stated that they have not changed from the <br />neighborhood meeting, rather the existing concerns regarding drainage and brush. Mr. <br />Metzer stated the runoff would be reduced. <br />Chair Root wanted to comment on the entry sign and the renderings and wanted to <br />suggest adding “Lino Lakes” to the sign. <br /> <br />Chair Root opened the public hearing at 7:45 p.m. <br /> <br />Jerry L’Allier, 7601 Gordon Avenue, had concerns about the trees along the north lot <br />line and not being able to view the lake. Mr. L’Allier stated that the current trees are <br />doing a good job of preventing flooding and would like to see more screening. Mr. <br />L’Allier does not want to have to pay for his own trees and believes the developer <br />should have to pay. Mr. L’Allier also had concerns about traffic in the area and the <br />removal of the road along the lake. Mr. L’Allier believes this would make the area more <br />dangerous. Mr. L’Allier does not understand why the water supply is not being <br />addressed and believes we should not approve phases three and four until the well is in <br />place. <br /> <br />Mr. Laden motioned to close the public hearing at 7:48 p.m. Motion was seconded by <br />Ms. Guthmueller. Motion carried 6 – 0. <br /> <br />Mr. Metzer addressed the concerns regarding the trees, he stated there will be 70 trees <br />planted along there and many of the existing trees will not be removed. <br /> <br />Chair Root wanted to address the traffic concerns regarding closing Peltier Lake Drive. <br />Ms. Hankee clarified that the street is not being shut down, rather rerouted through the <br />site. <br /> <br />Chair Root addressed the water supply and how the City could approve development if <br />there would not be guaranteed supply for each phase. Ms. Larsen wanted to clarify that <br />this is a preliminary plat, and that before each phase this will be presented before the <br />board for each final plat where water supply would be addressed at that time. <br /> <br />Mr. Laden wanted to speak on the architectural standards. Mr. Laden is fine with the <br />flexibility for the larger lot sizes. Mr. Laden was not in favor of flexibility regarding the <br />garage façade and size. Mr. Laden would not be in favor of this for a single floor plan. <br />Mr. Laden wanted to make sure that the garage window on the rambler is included in <br />the recommendations. <br /> <br /> <br />
