I -35E Corridor Final AUAR <br />Presented by: John Shardlow, AICP <br />President, Director of Planning <br />Dahlgren, Shardlow and Uban, Inc. <br />September 26, 2005 <br />I -35E Corridor AUAR <br />What is an AUAR? <br />Why an AUAR? <br />Environmental review occurs early in the <br />-planning process to help anticipate and rectify <br />problems when specific projects are still flexible <br />The AUAR process gives the City the <br />opportunity to assess the impact of <br />development on the area's natural resources <br />prior to receiving and considering development <br />proposals for approval <br />The AUAR Boundary <br />Alternative Urban Areawide <br />Review (AUAR) <br />Proactive alternative review process that <br />integrates comprehensive /master planning <br />and environmental review <br />Review development scenario(s) for a <br />geographical area rather than a specific <br />project <br />Development scenario(s) typically established <br />by local comprehensive plans, zoning <br />ordinances, or developers' master plans <br />Why an AUAR? <br />Single review process can include public <br />infrastructure projects and future residential, <br />commercial, and light industrial development <br />By examining multiple development <br />scenarios through the AUAR process, the <br />City is able to evaluate how much <br />development can be accommodated in an <br />area and analyze and implement more <br />comprehensive and effective strategies for <br />mitigation and natural resource conservation <br />1 <br />
