• <br />• <br />WS -1 <br />WORK SESSION MEMORANDUM <br />To: City Council <br />From: Michael Grochala <br />Date: October 19, 2005 <br />Re: Work Session Item 1 <br />Hardwood Creek Comprehensive Plan Amendment <br />BACKGROUND <br />During the last two years the City Council, staff and the Hardwood Creek development <br />team have been discussing the opportunity for a master planned development <br />encompassing approximately 360 acres in the NW Quadrant of the I- 35E/Main Street <br />Interchange. In October of 2004 the City initiated the 135E Corridor AUAR, recognizing <br />the need to evaluate not only the impacts of the Hardwood Creek development but the <br />cumulative effects of development throughout the corridor. The Hardwood Creek <br />developer participated in the AUAR process as part of the advisory committee as well as <br />financially. The development team has also hosted three neighborhood /public open <br />house meetings. <br />At this time the developer has submitted an application to amend the Comprehensive Plan <br />for the purpose of moving forward with development planning. The Planning and Zoning <br />Board held a public hearing on the amendment at their September 14 regular meeting and <br />the September 27, 2005 special meeting. The Planning & Zoning Board has <br />recommended approval of the Comprehensive Plan Amendment. The proposed <br />comprehensive plan amendment is currently scheduled for council consideration at the <br />October 24, 2005 regular City Council meeting. <br />REVIEW <br />The council discussed the proposed Comprehensive Plan Amendment and the <br />development Concept Plan at it's October 5, 2005 City Council Work Session.
