SEH <br />October 6, 2005 <br />Michael Grochala <br />Community Development Director <br />City of Lino Lakes <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 -1182 <br />Dear Mr. Grochala: <br />RE: Lino Lakes, Minnesota <br />Lakewood Apartments <br />Site Plan Review <br />SEH No. A- LINOL0305.10 14.00 <br />Identified below are our review comments for the proposed Lakewood Apartments site at Legacy at <br />Woods Edge, prepared by Hartford Group. Plans for the proposed building were submitted to the City of <br />Lino Lakes for review on October 2, 2005. <br />Site Layout and Paving Plan (Sheet C2.0) <br />1. Place handicap accessible parking signs in front of the accessible parking stall rather than the <br />accessible parking aisle <br />2. A street light is shown in the SW corner of the parking lot. This light should be moved out of the <br />parking lot and into the island behind the curb to the north. <br />Erosion Control and Grading Plan (Sheet C3.0) <br />1. Silt fence needs to be shown around the perimeter of the construction zone. <br />2. The trench drain outlet pipe, as shown, will conflict with the water main. A note should be placed on <br />the plans to indicate the water main should be installed deeper at the crossing to avoid this conflict. <br />3. The main line of storm sewer from CBMH -106 to FES -100 appears to be considerably deeper than <br />needed. This results in the need for large diameter pipe at very shallow slopes and will make <br />construction difficult due to the deep trenches. It is recommended that this storm sewer be revised to <br />reduce the unnecessary depth, which will then allow increased slopes and reduced pipe sizes. <br />4. Hydrology calculations should be done to verify that the grate capacity of CBMH -108 is sufficient for <br />the amount of runoff it will receive. Two catch basins may be required in this location to handle the <br />amount of runoff generated in a 10 -year storm event. <br />5. The sanitary sewer note stating, "Connect to existing stub. IE= 893.61" should instead have an invert <br />of 892.61 instead. <br />6. It is recommended that the water main in the northern end of the site be revised to have an 8 "x8" <br />cross connecting the service stub, hydrant, and water main loop which runs through the proposed <br />Woods Edge Hotel site rather than the two 8 "x8" tees currently shown. <br />7.
