<br />There is no mix of land use types. <br />(g)Provision of a housing type or target housing price that is desirable to the <br />City. <br />The villas provide a housing option with main-level living with association-maintain <br />yards and snow removal which addresses life-cycle housing. <br />(h) Other public benefits and values as recognized in the City’s Comprehensive <br />Plan. <br />Planning District 2 identifies Wollan Park as a natural resource that should be <br />protected. The proposed development strategically includes a stormwater <br />pond/open space buffer near the Wollan Park wetland complex. This is a critical <br />link to protecting this sensitive natural resource area. <br />A goal of the sanitary sewer plan is to provide service and capacity to developed <br />areas of the city currently served by on-site systems. Municipal sanitary sewer <br />and water also gets extended north which will eventually serve the Olive and <br />Orange Street neighborhood which are smaller (<0.5 acre) lots on private septic <br />systems and wells. <br />A goal of the Parks, Greenways & Trails Plan is to establish greenway corridors. A <br />multi-functional greenway corridor incorporating stormwater management, <br />trails and open space will be evaluated. <br />The project will include a stormwater reuse irrigation system reducing demand <br /> on the City’s water supply system. <br />Summary <br />Public Benefit Gained: <br />1.Conservation development that protects and enhances the on-site natural <br />resources such as wetlands, woodlands, rare plant species, and open space that <br />are accessible to the general public. <br />2.Main-level living villa homes with association-maintain yards and snow removal <br />which addresses life-cycle housing. <br />3.Preserved wetlands and established wetland buffers/conservation easements <br />4.Efficient use of land resulting in smaller network of utilities and streets <br />5.Protection of Wollan Park wetland complex. <br />6.Extension of sanitary sewer to eventually serve Olive and Orange Street <br />neighborhood currently served by on-site systems. <br />7.Establish multi-functional greenway corridor and trail system that is accessible to <br />the public. <br />8.Cash fee in lieu of land dedication will be collected in addition to the open space <br />provided in conservation easements or City ownership. <br />13 <br /> <br />
