Our comments were made on the following documents: <br /> Harvest Grange – Preliminary Plat Submittal prepared by Carlson Engineering, dated <br />January 2, 2026. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•General <br />th <br />The Harvest Grange development includes approximately 25 acres west of 20 Avenue <br />(CSAH 54), between Red Oak Lane and West Cedar Street. The current conceptual project <br />proposes 31 single family lots and 57 Townhome lots (2 common) (88 lots total) and <br />associated infrastructure. <br />•Grading <br />The Harvest Grange development includes site grading for the 88 lots/units as well as <br />extensions of Heritage Avenue, and two other local public streets (Streets A and D) and a <br />private street (Street C) that are yet to be named. <br />Comments <br />1. Remove 10’ turf maintenance access route leg connecting to Heritage Avenue <br />2. Provide additional 10’ turf maintenance access route leg connecting to Street D <br />3. turf maintenance access routes shall be in minimum 20’ easement <br />4.Provide grading for a future trail on the West side of 20th Ave (CSAH 54) <br />5.See additional red line comments on plan sheets <br /> <br />
