All proposed units are required to be on the municipal water supply. <br />3.See additional red line comments on plan sheets <br />•Sanitary Sewer <br />Sanitary sewer collection for the Harvest Grange development will be served by the <br />existing 8-inch polyvinyl chloride (PVC) sanitary sewer within Heritage Avenue and will be <br />extended north to serve the site. The site will be served along with 4-inch Schedule 40 <br />PVC service pipe to each lot. An additional sanitary sewer stub will be extended to the <br />north along Street D. <br />Comments <br />1.See additional red line comments on plan sheets <br />•Transportation <br />The Harvest Grange property is adjacent to 20th Avenue (CSAH 54) which is A-Minor <br />Arterial Reliever, Heritage Avenue and Red Oak Lane, which are local roads. The <br />applicant is showing connections with the right of way to Heritage Avenue in the south <br />portion of the development and 20th Avenue (CSAH 54) in the east portion as a right-in, <br />right-out access. In the future when a connection to Cedar Street can be completed, the <br />right-in, right-out access may be closed per Anoka Co. <br />A traffic study has been completed for the proposed development. The Level Of Service <br /> analysis of intersection capacity meets the City’s Ordinance. The proposed traffic volume <br /> increase on local roads is well within the capacity of the roadway. The City of Lino Lakes’ <br />Transportation Plan details the importance of neighborhood street connections. <br />Trails and sidewalks <br />Additional trails and sidewalks will be required along the interior and connector roads as <br />directed by the City Planner. <br />Comments <br />Harvest Grange Submittal - Engineering Review <br /> <br />
