The proposed land use map change is one of the attachments to the report. <br />The P & Z opened the public hearing on September 14 and continued it to a special <br />meeting on September 27 dealing exclusively with this application. The P & Z voted to <br />recommend adoption of the comprehensive plan amendments described here and listed in <br />Resolution 05 -153. <br />It is important to note that approval of this comprehensive plan amendment does not <br />grant or imply any right to an approval of the PUD application that will follow. Design <br />specifics, including road alignments, will be part of a full PUD review. <br />ANALYSIS <br />Site Summary: The site comprises 363 acres west of 35E and east of 20th Ave. (see <br />Site Location map). The site has been used for agricultural purposes. There are two <br />existing homes on the site, fronting 20th Ave. Two smaller properties comprising about <br />seven acres form a rectangle along 20th Ave. and are not part of the site at this time. <br />However, this seven acres should be included in the land use change and MUSA if the <br />larger site is to be changed. To the south of the site, 40 acres is in Centerville and is <br />guided for high- density residential and commercial uses in the Centerville comprehensive <br />plan. The site is within the Stage 1 (pre -2010) growth area. The site is zoned Rural and <br />Rural Business Reserve. Details of the proposed land use map and zoning map are <br />attached. <br />
