Based on projected water use, the initial phase of development can be accommodated by the <br />City's system prior to development of Well 7. As the water issue continues to develop it may <br />impact the City's ability to service future phases of the development. In such case future phases <br />of the development may be deemed premature. <br />5. Traffic generation by the proposed action is within capabilities of streets serving the <br />property as described in § 1007.020(4)(d) of this chapter. <br />Traffic generated by the proposed master planned development is within the capabilities of the <br />streets serving the property. <br />Section 2: Amendment <br />The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the following <br />described property from R, Rural to PUD, Planned Unit Development. <br />Section 3: Legal Description <br />The property is legally described as: <br />Parcel 1 <br />The Northeast Quarter of the Northeast Quarter of Section 14, Township 31, Range 22, Anoka <br />County, Minnesota. <br />AND <br />The North Half of Lot 1, AUDITOR'S SUBDIVISION NUMBER 47 REVISED, Anoka County, <br />Minnesota, EXCEPT the following described real property: That part of the North Half of <br />Government Lot 1, Section 14, Township 31, Range 22, Anoka County, Minnesota described as <br />follows: Commencing at the North Quarter corner of said Section 14; thence North 89 degrees <br />35 minutes 06 seconds West along the North line of said Section 14 a distance of 148.88 feet to <br />the Meander corner and the centerline of Town Road; thence South 5 degrees 57 minutes 00 <br />seconds West along said centerline of Town Road a distance of 331.55 feet to the actual point of <br />beginning of the tract to be hereby described; thence continuing South 5 degrees 57 minutes 00 <br />seconds West a distance of 84.40 feet; thence South 15 degrees 18 minutes 48 seconds West <br />along said centerline a distance of 251.26 feet to its intersection with the South line of said <br />North Half of Government Lot 1 as monumented; thence South 88 degrees 58 minutes 52 <br />seconds East along said South line a distance of 354.76 feet; thence North 0 degrees 24 minutes <br />54 seconds East a distance of 330.56 feet; thence North 89 degrees 35 minutes 06 seconds West <br />
