The mixed use <br />building supports economic expansion and housing. <br />(c)Preservation and enhancement of desirable site characteristics such as wildlife <br />habitat, unique natural resources, existing vegetation, natural topography, geologic features and <br />reduction of negative impacts on the environment. <br />The existing wetland on site will not be impacted by PUD Amendment #4. <br />(d)Creative use of land and related physical development which allows a phased and <br />orderly transition of varying land uses in close proximity to each other. <br />PUD Amendment #4 continues to transition development from existing low density single family <br />homes to cottage home to a senior living campus consisting of independent living, assisted living <br />and skilled nursing facilities to the mixed use building. <br />(e)Efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments. <br />PUD Amendment #4 does not change the existing utility and street network. <br />(f)Mix of land use types. <br />PUD Amendment #4 and the mixed use building provide both commercial and residential <br />development. <br />(g)Provision of a housing type or target housing price that is desirable to the City. <br />PUD Amendment #4 supports senior living housing options. <br />(h) Other public benefits and values as recognized in the City’s Comprehensive Plan. <br />PUD Amendment #4 supports life-cycle housing and diversifies the tax base. <br />Preliminary Plat <br />Per Section 1001.013, Premature Subdivision: <br />1.General.
