Access to the parking area will be created with <br />connections to Blanchard Boulevard on the west side and Lyngblomsted Drive on the <br />north side. Underground parking with an entrance from the parking area at the southwest <br />corner of the proposed building will be utilized as well. <br />Trails and sidewalks <br />Additional trails/ sidewalks are not proposed on the submitted Concept Plan as all <br />required ones have already been installed with previous phases of the overall campus <br />construction. <br />Comments: <br />1.With the Final PUD plan, show impacts to existing sidewalks with construction. <br />2.Provide a sidewalk/trail connection from the parking area to the eastern <br />trail/northeastern intersection (Hodgson Road) <br />•Wetlands and Mitigation Plan <br />No wetlands are proposed to be impacted with the proposed addition. <br />•Landscaping <br />A Landscape Plan for the Lyngblomsten Nursing Home Campus addition has not yet been <br /> submitted. One will need to be submitted and reviewed by staff and the City’s <br />Environmental Coordinator. The Environmental Coordinator will provide separate comments. <br />•Floodplain <br />The submitted concept plan does not impact floodplain. <br />•Drainage and Utility Easements <br />All needed drainage and utility easements have been provided with the approved <br />preliminary plat. <br />Development Agreement <br />A development agreement will be required with the final plat. <br />Grading Agreement <br />Grading agreement not required at this time. <br /> Lyngblomsten Nursing Home – Skilled Nursing Addition - Engineering Review <br /> <br />
