P52 <br />Overall, we feel the plan we have developed for this site is consistent with goals of the Master Plan for the west <br />side of Hodgson by providing connections from the 17 acre site to the 3 commercial parcels to the south (both <br />from the new full access on the north side and future Right -In /Right -Out access along County Road J), provides for <br />multiple buildings that are integrated by shared access, positioning of buildings, etc. and provide services for the <br />community. <br />Additionally, the off -site improvements for the entire area will be addressed. Extensions of the water and sanitary <br />sewer system for this area will be completed, as well as a portion of the roadway improvements contemplated in <br />the Master Plan. These costs are substantial for whoever does this work (City, County, Developer or landowners). <br />Current State legislation provides an opportunity for Tax Increment Financing to be an available tool to help <br />facilitate development. This tool has been extended for 1 year and is set to expire June, 2012. Without a tool like <br />this, it may be years before the City, County or landowners would be in a position to fund any or all of these costs. <br />We look forward to working with the city on a successful development within the City. <br />Sincerely, <br />Paul J.
