• <br />• <br />• <br />h. Circulation and Loading. The site design must accommodate adequate <br />turning radius and vertical clearance for a semi- trailer truck. Designated loading <br />areas must be exclusive of off - street parking stalls and drive aisles. A site plan <br />must be provided to illustrate adequate turning radius, using appropriate <br />engineering templates. <br />• Truck circulation is vital to safe and efficient movement on the site. The truck <br />turning radii submitted on August 30 shows adequate circulation for the Lake <br />Drive access driveway. <br />i. Parking. <br />1) Parking spaces shall be calculated solely based upon the use(s) and the <br />square footage of the principal building(s). <br />• The zoning ordinance lists the minimum number of parking stalls for different <br />uses. The ordinance does have a separate parking requirement for motor <br />fuel stations but the convenience store must be calculated as retail, which is a <br />higher requirement. Either way, "parking at fuel pumps shall not be allowed <br />to satisfy the parking requirements." The table shows the calculations. <br />J. <br />2) Parking spaces shall be screened from abutting residential properties in <br />compliance with Section 3, Subd. 4. Q of this Ordinance. <br />• The new landscaping provides screening of the northwest parking area. The <br />southern area abuts commercial property. <br />Noise. Public address system shall not be audible at any property line. Play of <br />music or advertisement from the public address system is prohibited. Noise <br />control shall be required as regulated in Section 3, Subd. 4.J of this Ordinance. <br />• Because residential property abuts the site, this requirement is an important <br />consideration.
